1. What am I buying? You are buying a freehold interest in a strata titled investment unit. If you choose to have
your unit managed by Outrigger as the operators of Viridian Resort & Spa, your unit will be
leased for 10 years from settlement date with 3 further options of 5 years each. You may
cancel this lease by giving 90 days notice.
2. Can I sell my apartment at any time? Yes, you can sell your apartment at any time just like any other property.
3. Who is Outrigger? Outrigger Enterprises Group is one of the largest and fastest growing hospitality companies in the

4. Does my rental income have any guarantees? Yes, in the first three years Viridian Noosa Pty Ltd will guarantee a minimum return of 6% net
of the purchase price.*
5. How much rent will I receive? Investors in Viridian Resort & Spa will, from year two, receive 50% of the net pooled income
(45% in year one) from the resort’s operation based on unit entitlement.
6. Who is Viridian Noosa Pty Ltd? Viridian Noosa Pty Ltd is a company jointly owned by Leighton Properties Pty Ltd and
Macquarie Group of Companies.
7. What happens after year 3? From the commencement of year 4 you will receive 50% of the net pooled income
apportioned to your unit from the resort operation, but the rental income will not be
guaranteed.*
8. As an investor / owner will I receive other benefits? Yes, during the first three years you are entitled to 28 days free accommodation in your unit
whilst still being paid your rent. You will be issued an Outrigger Mahalo Card which entitles
you to exclusive member benefits.*
9. Who maintains my apartment? Under your agreement with Outrigger, they will maintain your property and advise you of any
maintenance requirements as they occur. There will be no maintenance charges in the first
three years of operation.*
10. How will GST affect my purchase? There is no GST applicable to either the purchase or the rental income.
11. What advantages do I have with this investment compared to buying an apartment
and leasing it myself? There are many including the following:*
a) No collection fees as the rental payment will be made direct to your bank account
b) No advertising
c) No visits to The Residential Tenancy Tribunal
d) No body corporate levies (first 3 years)
e) No council rates (first 3 years)
